The Certificate

The Energy Performance Certificate (EPC) is a government report compiled from data obtained from the RdSAP energy survey. It is generated by software checked by the Building Research Establishment and licensed by DEFRA. The EPC will give general advice and contain the following;

Energy Efficiency Rating.
A measure of the overall efficiency of a home with an indication of running costs for heating and lighting

Environmental Impact (CO2) Rating.
A measure of the home’s impact on the environment in terms of Carbon Dioxide (CO2) emissions (tonnes per year)

Recommended Measures.
Current and potential performance ratings are given in the EPC. The report will recommend the measures to be taken to reach the potential rating and the cost savings that are associated with it; they will be split into three categories:

-Lower Cost (up to £500) e.g. loft insulation, low energy bulbs

-Higher Cost (over £500) e.g. condensing boiler, heating controls
